What the official record shows

The Dolomites are the exception in this series: a premier international destination with a substantial Italian domestic market. Roughly half of overnight stays are domestic, which gives the region a demand base that Como, Garda and the Amalfi Coast do not have. For an investor this is a risk characteristic, not a weakness — it is the destination least exposed to a downturn in inbound travel.

The average stay of 4.46 nights is the longest of any destination analysed here, reflecting a market where guests book a week in a resort rather than a night in transit. The hotel stock is correspondingly substantial: 1,218 establishments, 225 of them four- or five-star, across the fourteen municipalities in the analysis.

The Dolomites run two seasons — winter sport and summer mountain — which spreads the operating year but doubles the operational demands. Properties that work in only one of the two carry a structurally different profile from those that trade in both, and this is one of the first things to establish about any asset here.

Figures shown are for 14 alpine municipalities, aggregated from municipal records. Arrivals count guests checking in; overnight stays count nights slept. This page publishes demand and supply data only. It contains no yield, rate or valuation figures: those depend on the individual property and are assessed case by case.
