What the official record shows
Rome is the largest single accommodation market in Italy by some distance, and the least seasonal of the major destinations. Demand is layered: leisure travel to the historic centre, religious tourism to the Vatican, institutional and congress demand from a capital city, and a long-haul inbound flow supported by two airports. Those layers do not peak together, which is why the city sustains occupancy across more of the year than a coastal or alpine resort can.
The average stay is 4.20 nights — longer than Milan, Venice or Florence. For an operator this matters more than the headline arrival count: longer stays reduce the cost of turning rooms over and change the mix of services a property needs to offer.
The constraint in Rome is supply, not demand. The historic centre is heavily protected, conversion consent is slow and contested, and the stock of buildings that can lawfully become or remain a hotel is effectively fixed. Most transactions of any size are off-market.
