What the official record shows

Lake Garda is the volume destination among Italy's lakes. Its 167,629 bed spaces across 865 hotels make it a materially larger market than Como, with a different guest and a different economic logic: a predominantly Northern European drive-to market, family-led, staying 4.13 nights on average.

That guest profile is the defining feature. Garda's demand arrives by road from Germany, Austria, Switzerland and the Netherlands, which makes it sensitive to the European consumer rather than to long-haul aviation — a very different risk than Como or the Amalfi Coast carry despite superficially similar international shares.

The market is also more segmented. Alongside the classic lakefront hotels there is substantial capacity in mid-market and family properties, and the investment opportunities correspondingly range from repositioning tired stock to acquiring established operations with an existing customer base.

Figures shown are for 15 lakefront municipalities, aggregated from municipal records. Arrivals count guests checking in; overnight stays count nights slept.
