What the official record shows
Sicily has the scale of a country and the hotel supply of a developing destination: 190,559 bed spaces and 1,143 hotels across an island larger than several European states. Demand is split close to evenly between domestic and international guests, and it is concentrated in a handful of places — Taormina, Palermo, the south-east baroque towns, the islands — with much of the coast comparatively undeveloped.
The average stay is 2.99 nights, shorter than the island's distances would suggest, because a large share of visitors tour rather than settle. Properties positioned as a base for touring compete on location and logistics; properties positioned as a destination compete on facilities and grounds. These are different assets and should not be underwritten with the same assumptions.
Sicily is also the market in this series where building and planning status most often requires careful verification. Where a property's history is not fully documented, that verification belongs at the start of a transaction rather than at the end.
